Because RESPA. We charge a flat monthly fee for a marketing service - not per borrower, not per appointment, not a share of a funded loan. That flat-fee structure is precisely what keeps a mortgage broker clean; pay-per-lead and revenue-share models are the ones that brush up against Section 8. It also aligns us: the only way we grow is by making your pipeline good enough that you stay.

It depends entirely on how the fee is structured. A flat monthly fee for a genuine marketing service is the clean structure, and it is the only one we use. Per-borrower, per-appointment, and revenue-share arrangements are the models that brush up against RESPA Section 8, because payment moves with settlement business.
